Warning signs: magazine-perfect interior, price below market, mention of a "tourist zone," agencies like Uniplaces, Spotahome, or Homely. One client from Miami signed a "one-year" contract on an apartment licensed only for tourist use. The contract was invalid, he lost his deposit and ended up on the street. Short-Term or Long-Term?

Why Registration Is Critical

Empadronamiento is not a formality. Without it you cannot:

Request or renew your residence card (TIE)
Get a health card
Enrol your child in school
Access many social services

That's exactly why the contract must be for at least 6 months and in housing with a valid cedula de habitabilidad.

Virtual tours are no substitute for reality. Photos hide dimensions (the fisheye lens works wonders), don't convey soundproofing, the state of the plumbing, smells, or dampness. The down payment (usually 20-30% for non-residents)

Mortgage With a Digital Nomad Visa

A common question. Technically the Digital Nomad Visa doesn't close the door to a mortgage, but in practice it's harder: the bank looks closely at income stability and its source. With a Digital Nomad Visa and income from a foreign employer it's possible, but they'll usually require a larger down payment, a longer history on your Spanish account (a year or more), and solid bank statements. Each bank decides individually: it's worth applying to several.

💡 My advice: don't rush into a mortgage in the first year. Live here first, build a history on your Spanish account, settle on a neighbourhood, and then buy with clear eyes.
